Terms of Use

The terms of using freeapt

Version 1.0 — last updated 22 August 2026. By using freeapt.co.uk or downloading an agreement from it, you agree to these terms.

1. What freeapt is

freeapt is a free tool, operated by the freeapt team, that generates a template assured periodic tenancy agreement for landlords managing residential properties in England. freeapt does not currently operate through a registered company.

2. Not legal advice

freeapt is not a solicitor, does not provide legal advice, and using freeapt does not create a solicitor-client relationship of any kind. The agreements freeapt generates are generic templates based on our understanding of English tenancy law at the time of use — they are a starting point, not a substitute for advice from a qualified solicitor about your specific situation.

You are strongly encouraged to have any agreement reviewed by a qualified solicitor before relying on it, particularly for anything unusual about your tenancy.

3. No warranty

freeapt and everything it generates is provided "as is" and "as available," without warranty of any kind, express or implied — including, without limitation, any warranty that generated agreements are accurate, complete, up to date, or fit for your particular purpose. Tenancy law can and does change, and freeapt cannot guarantee a generated agreement reflects the law at the exact moment you use it.

4. Limitation of liability

To the fullest extent permitted by law, freeapt and the freeapt team exclude all liability for any loss or damage — direct, indirect, or consequential, including loss of rent, legal costs, or any other financial loss — arising from your use of freeapt.co.uk or reliance on any agreement it generates.

Nothing in these terms excludes or limits liability where it would be unlawful to do so — for example, liability for death or personal injury caused by negligence, or for fraud.

5. Your responsibility

You're responsible for:

6. Acceptable use

You agree not to use freeapt.co.uk in a way that's unlawful, attempts to disrupt or interfere with the site, or attempts to gain unauthorised access to any part of it.

7. Intellectual property

The freeapt website, its design, and the generator tool itself belong to the freeapt team. A tenancy agreement you generate using the tool is yours to use freely for your own tenancy.

8. Changes to these terms

We may update these terms as freeapt changes — for example, as new features described in our Privacy Policy launch. Material changes will be reflected with an updated version number and summarised below.
