Common questions

What is an assured periodic tenancy (APT)?

An assured periodic tenancy is the standard residential tenancy type in England since the Renters' Rights Act 2025 took effect on 1 May 2026. As a result, it replaced the fixed-term assured shorthold tenancy (AST). In practice, an APT has no fixed end date — instead, it runs on a rolling basis, usually monthly, until ended by the tenant giving notice, the landlord obtaining a court order on a statutory ground, or by surrender.

Is freeapt actually free?

Yes. freeapt generates a core tenancy agreement at no cost, with no account required. In other words, there's no charge to fill in the form, choose clauses, or download the PDF.

Does freeapt replace legal advice?

No. freeapt generates a generic core-terms agreement, not a substitute for legal advice. In addition, it doesn't include the separate mandatory pre-tenancy written statement, safety certificates, or right-to-rent documentation landlords are legally required to provide. Because of that, it's worth having agreements reviewed by a solicitor if you're in doubt.

Does freeapt store any of my information?

No. In its current version, freeapt generates the PDF entirely in your browser, so nothing typed into the form is saved or sent to a server.

Does freeapt work outside England?

No. freeapt is built specifically for assured periodic tenancies under English law. Because Scotland, Wales, and Northern Ireland have different tenancy regimes, they aren't currently supported.
